Heather Hill is a small subdivision of Highlands Ranch located at the intersection of Fairview Parkway and Candlewood Lane. The subdivision’s homes are neighbored by the large Kentley Hills neighborhood to the southwest and Cobble Creek to the east.
Just over 100 homes were built in Heather Hill by Sanford homes from 1997 to 2000. All of these homes are two-story, single family houses in the range of 2,100 to 3,200 square feet. About half of the homes here have finished basements, which generally add about 1,000 square feet on top of the house’s above-grade square footage. Many homes also boast walk-out basements, a big selling point in Highlands Ranch. There is a huge range in lot sizes, starting at 0.13 acres and growing all the way up to 0.41 acres.
Heather Hill is in a great Highlands Ranch location. Located off of Fairview Parkway, the neighborhood is isolated from heavy traffic, yet it’s still just two minutes away from the main streets of Highlands Ranch Parkway and University Boulevard. The low number of homes, short streets, and cul-de-sacs, like Hawthorne Street, Hawthorne Drive, and Candlewood Court all add to Heather Hill’s quiet, residential ambiance. Directly west of the neighborhood is the beautiful natural scenery of the Dad Clark Trail, which connects to Dad Clark Park and Digger’s at Dad Clark Park, an off-leash park for residents’ favorite pets.
Heatherwood Place, Heather Hill’s southernmost street, connects to Summit View Parkway to lead residents through Kentley Hills and west toward Wildcat Reserve Parkway. Across Wildcat Reserve Parkway you will find the Mountain Ridge Middle School and Mountain Vista High School campuses. A private school is also close by at Valor Christian High School on Fairview Parkway and East Grace Boulevard. Heritage Elementary School for younger kids is even closer, just a three minute walk from Heatherwood Place and Summit View Parkway.
In addition to all of the close schools and parks, Heather Hill is also just a few minutes away from the stores located on all corners of University Boulevard and Colorado Boulevard. Errand stops here are quick and convenient with stores and amenities like Whole Foods, King Soopers, Ace Hardware, and others all within the area. Just east of the stores on University, and a five minute drive from Heather Hill is the Eastridge Recreation Center. Active bodies can come here to use the pool, climbing wall, free weights, and other exercise equipment. The Eastridge Recreation Center is also connected to Falcon Park’s baseball fields, picnic pavilions and playground, making it a great stop for the whole family.
