Highgate is a wonderful neighborhood located at Colorado Boulevard and Venneford Ranch Road, just south of the C-470 overpass. If you look West over the open space at the far West end of this neighborhood, you'll see Falcon Hills, a gated community.
These neighborhood homes were built by Richmond, Writer, and Sanford in the 1990s. The majority of these homes are 2-story, although a few ranch-style homes can also be found here. 2-story homes range from 1,700 to 3,700 square feet, so there are a lot of options for buyers here, including a few homes with finished, walkout basements that can offer an additional 1,200 square feet of space! Ranch style homes, average about 2,000 square feet. Lot sizes range from .12 acres to nearly .50 acres, with an average lot size of about .20 acres.
Highgate is great option for families who are looking for a neighborhood that is quiet and convenient, both for commuters and kids. The entire neighborhood can be described as a closed loop as East Mallard Drive connects to South Forrest Drive. From these two connecting streets, multiple offshoots of courts and lanes like South Mallard Court, East Meadow Creek Place, and South Forrest Way offer even quieter living with generally larger houses. The four entrances into the neighborhood are all located off of Venneford Ranch Road, meaning that residents are the only traffic in and out of Highgate.
Cougar Run Elementary School is situated on the South side of Venneford Ranch Road. Across the street on Colorado Blvd, at Siskin Avenue, is the Primrose School at Shadow Canyon, a private preschool for parents who are looking to get an early start with their younger kids. There are also some restaurants and a small post office branch over here. Further south on Colorado Boulevard is the Platte River Academy, a charter school for kids from kindergarten through 8th grade. Older kids typically attend Cresthill Middle School and Highlands Ranch High School, both of which are located about seven minutes away on University Boulevard and Cresthill Lane.
Connected to Cougar Run Elementary is Cougar Run Park which features playgrounds, restrooms, sports fields, and picnic tables under a covered pavilion. Joggers and dog walkers can also explore the concrete Cougar Run Trail and connect to the Vista Trail to the south, a trail running east and west through Highlands Ranch. For those who are looking for other exercise activities, the closest recreation center is just minutes away at the Eastridge Recreation Center on University Boulevard and Fallbrooke Drive. This rec center has 2 indoor pools (one is a lap pool), an outdoor pool, room full of cardio equipment, a climbing wall, an indoor track, and lots of free weights. Behind the rec center facility, you will find sports fields and a playground at Falcon Park.
