Located just behind The Villages patio home subdivision on the southern corner of West Highlands Ranch Parkway and Lucent Boulevard, Westridge Knolls is a medium-sized neighborhood comprised of roughly 650 homes. As the name implies, Westridge Knolls is located in the Westridge region of Highlands Ranch and is neighbored by the Southridge Vista subdivision to the east, and the Westridge Meadows to the south. Builders Richmond and KB Homes constructed 1-story ranch, 2-story single family, and 1 and 2-story split level style homes here from the mid 1990's through the early 2000's.
Westridge Knolls is a unique neighborhood in the variety of home styles that it has to offer, all within the same community. Split level homes here start at 1,200 above grade square feet, ranch homes start at 1,500 above grade square feet, and 2-story homes start at 1,400 above grade square feet. The 2-story single family homes offer a wider range in home sizes that are available, and can be found at up to 3,000 square feet here. Many of these larger homes also have finished basements that add roughly 1,000 additional square feet. A few of these have finished, walk-out basements, as well!
The neighborhood is located in a great Highlands Ranch location, with only short drives for errands, trips to school, and anything in between. Just on the other side of Lucent Boulevard is the Highlands Ranch Town Center, a sprawling collection of shops and quick restaurants for shoppers located right next to the townhomes at Carlyle Park. A few stores here are the Michaels, Home Depot, and Target. Other necessities like orthodontists, restaurants, and banks can all be found here, too.
Properties are on lot sizes that average about 0.14 acres here. The winding streets, like Mulberry Lane and Sand Cherry Way, feel quiet and tucked away from the traffic on Highlands Ranch Parkway.
The neighborhood school is Eldorado Elementary, situated on the eastern corner of Westridge Knolls Avenue and West Timbervale Trail. Following West Timbervale Trail south to Thornbury Way will take residents to the Marcy Gulch Trail which runs east and west, directly north of the Ranch View Middle School/Thunderridge High School campus. Marcy Gulch Trail can also be taken east to Foothills Park, located just southeast of Westridge Knolls with parking off of Riddlewood Road. The sprawling park offers such amenities as playgrounds, basketball hoops, sports fields, an off-leash dog park, and connections to other trails running throughout Highlands Ranch. For those looking for other activities, the pool, free weights, tennis courts, and other amenities await just five minutes away at the Westridge Recreation Center on South Foothills Canyon Boulevard West Highlands Ranch Parkway.
